Southern NH Deck Planning & Resource Center
Everything you need to know about local building codes, material longevity, and maintaining your outdoor living investment.
Homebuilding and structural deck requirements in Southern New Hampshire follow the International Residential Code (IRC) with local municipal amendments. Here are the key structural requirements we design into every iRemodel deck:
-
48" Frost Line Footings: Southern NH winters cause significant ground heave. All posts must sit on concrete footings poured at a minimum depth of 48 inches below grade to prevent shifting and structural failure.
-
Ledger Board Attachment: The single most critical safety point on attached decks. Fasteners must be 1/2" lag screws or structural through-bolts staggered into solid framing—never attached over brick veneer, cantilevered overhangs, or siding without full Z-flashing.
-
Guardrails & Balusters: Guardrails are legally required if your deck surface sits 30 inches or higher above ground grade. Railings must be at least 36 inches high, and vertical balusters cannot have a gap larger than 4 inches (the 4-inch sphere rule).
-
Stair Geometry & Landings: Maximum stair riser height is 7¾" with a minimum tread depth of 10". Stair bases must terminate onto a solid, frost-free concrete landing or pad.
-
Permits & Property Setbacks: Towns like Raymond, Salem, Hooksett, and Manchester require an approved building permit and plot plan showing property setbacks before ground breaks. iRemodel handles all town permitting paperwork for you.
